The Lakes

Buying a lake home is different. The listing photos never tell the whole story, and the wrong lot can turn a dream into a DNR headache. The Mandy Kruse Real Estate Group has closed hundreds of lakefront transactions across central Minnesota — and we handle them the way they deserve to be handled. Browse current lake listings below, or reach out directly for off-market opportunities.

ABOUT THE LAKES
Our primary service area includes Sherburne, Mille Lacs, Isanti, Wright, and Anoka counties — which means a deep bench of expertise on dozens of central Minnesota lakes. Lakes we work regularly include Fremont, Ann, Eagle, Orono, Big Lake, Lake Mitchell, Briggs, Rush Lake, Green, Lake Pulaski, Buffalo Lake, Lake George, Linwood, Medicine Lake, and Mille Lacs. Each lake has its own shoreline characteristics, association rules, and seasonal demand patterns.

NEIGHBORHOODS & SUBDIVISIONS ON THE LAKES
Not all lakefront is created equal. Shoreline frontage, depth at the dock, water clarity, DNR setback requirements, association easements, aquatic vegetation management rules, and public-access proximity all materially affect both enjoyment and resale. A 100-foot shoreline on a clear, deep lake with a hard bottom is worth considerably more than 100 feet of weedy, shallow frontage on a lake with boat-access contention. We help buyers see those differences before they write an offer.

SCHOOLS
Lake communities in central Minnesota are served by several strong school districts depending on location. Sherburne County lakes fall within Elk River Area Schools (ISD 728) or Big Lake Schools (ISD 727). Wright County lakes are served by Buffalo-Hanover-Montrose (ISD 877) or Monticello Public Schools (ISD 882). Mille Lacs County lakes fall within Princeton Public Schools (ISD 477) or Milaca Public Schools (ISD 912). We help every lake buyer understand exactly which district their property falls in before they make an offer.

LIFESTYLE & RECREATION ON THE LAKES
Minnesota lake life is a year-round proposition — pontoons and fishing in summer, ice fishing and snowmobiling in winter, paddling and bird-watching in spring and fall. A good lake home delivers all four seasons, not just Memorial Day through Labor Day. Chains of lakes, connected waterways, and proximity to state parks all factor into long-term livability. The Sherburne National Wildlife Refuge, Mille Lacs Lake State Park, and the Rum River State Water Trail are all within easy reach of our core lake service area.

THE LAKES REAL ESTATE MARKET SNAPSHOT
Lakefront properties tend to outperform their non-lake counterparts during up markets and hold value better in down markets — but only when priced and marketed correctly. Seasonality is real: listings shown between May and August attract more buyers, but serious buyers shop year-round and winter listings face less competition. Pricing correctly against the specific lake's comp set (not regional averages) is essential. Reach out to Mandy directly for a current lakefront market snapshot.
